Location, garden
I appreciated the very nice staff of this family runed b&b. Many thanks to Filippo and his mom also to mrs Vera that made my stay just as I was at home. The proximity to metro and attractions that can be reached easily by foot or public transport.The room had a balcony from where you have access to the patio and breakfast area. You can use the electric kettle and microwaves and kitchen stuff.
The room is really nice, well furnished and the high ceiling probably helps to keep the heat bearable in summer:-)The property's backyard adjoins a secondary school, therefore by the time some noise could be heard, we were already up (after 8 am) and clearly in the afternoon everything was quiet again. Furthermore, the B&B is located in a convenient spot, at a stone's throw from a tube's stop and with several dining options within a short walk distance. The owner is a kind and helpful guy and the lady who prepares the brekky is absolutely delightful!
The rooms were tidy, the check-in was easy, the location was close to the colosseum and the termini, there was a fridge, the ac worked and the water ran hot if needed.

Definitely clean!!! And the staff was very friendly! But it’s to old. Beds are great! And the room has air conditioning
It was very pleasant experience..Fransesco helped us lot to reach to guest house..But in morning the lady care taker was rude and unhelpful..Overall experience was nice
The Place is wonderful, very near to the undergrund station. And the staff is very nice.
The location is really good: close to train station Termini, meteo Manzoni, and city center. We used metro only for Vatican trip.
